How Many BTU Do You Need for a Room in Koh Samui?

Guesthouses and villa owners on Samui often end up with the wrong size AC — either an undersized unit that runs nonstop and never quite cools the room, or an oversized one that short-cycles, leaves the air clammy, and costs more to buy and run. Getting BTU right matters more here than in temperate climates because the unit works hard almost every day of the year.

Why Standard BTU Charts Don't Quite Work Here

Most BTU calculators are written for four-season climates. On Samui you're dealing with:

  • Year-round heat, not just a few summer months
  • High humidity, which makes rooms feel hotter than the thermometer says
  • Lots of glass and west-facing windows that catch afternoon sun
  • Concrete and tile construction, which holds heat into the evening

As a rule of thumb, add 15-20% more capacity than a temperate-climate chart suggests.

Rough BTU Guide for Samui Rooms

  • Small bedroom (up to 12 sqm): 9,000 BTU
  • Standard bedroom (12-16 sqm): 12,000 BTU
  • Large bedroom or small living room (16-20 sqm): 12,000-18,000 BTU
  • Open-plan living/dining (20-30 sqm): 18,000-24,000 BTU
  • Large villa living area (30+ sqm) or rooms with high ceilings: split across two units rather than one oversized unit

These numbers assume standard ceiling height (around 2.6-2.8m) and normal insulation. Adjust upward for any of the factors below.

Factors That Push You Up a Size

  • Direct sun exposure. A west-facing bedroom that bakes all afternoon needs more capacity than a shaded, north-facing one of the same size.
  • Glass area. Big sliding doors or floor-to-ceiling windows let in heat fast, even with curtains.
  • Roof directly above. Top-floor rooms under an uninsulated roof run hotter than rooms with another floor above them.
  • Number of people and electronics. A living room with a TV, a few laptops and several guests needs more cooling than the same room empty.
  • Kitchen nearby. Open-plan kitchens add heat load, especially if cooking happens daily.

Why Oversized Is Also a Problem

Bigger is not automatically better. An oversized unit cools the room to the set temperature quickly, then shuts off — before it has run long enough to properly remove humidity from the air. The result is a room that reads cool on the thermostat but still feels damp and sticky, which is exactly the kind of environment that grows mold on walls, curtains and mattresses. Oversized units also cycle on and off more often, which adds wear to the compressor over time.

Inverter vs Non-Inverter and Sizing

Inverter units are more forgiving of sizing because they modulate output instead of switching fully on and off. If you're deciding between a slightly larger inverter unit and a smaller non-inverter one for a room with mixed sun exposure, the inverter option is usually the safer, more efficient choice for Samui's constant-use climate.

Two Smaller Units vs One Large Unit

For an open-plan living/dining area, two mid-sized split units often outperform one large unit — you get better airflow coverage across the space, backup cooling if one unit needs service, and the option to run only one unit when the space is lightly used.

When in Doubt, Size Slightly Up

Between two sizes, we generally recommend going with the larger one for Samui homes, given the humidity and near-constant use. A slightly oversized inverter unit running at partial capacity most of the day is usually more comfortable and no less efficient than an undersized unit running flat out and still struggling.

Getting It Right the First Time

If you're planning a new install or replacing an old unit, the safest approach is a quick on-site assessment rather than guessing from a chart. Room dimensions, window placement, ceiling height and sun exposure all factor in, and it costs nothing to check before you buy.
