If you're building a new villa or gutting an old one for renovation, one of the biggest decisions is whether to install a ducted central AC system or stick with individual split units. Both work fine in the tropics, but they behave very differently once humidity, salt air, and daily power costs enter the picture.

How the Two Systems Actually Differ

A split system means one outdoor condenser paired with one indoor unit per room — wall-mounted, cassette, or ceiling-concealed. A ducted central system uses one or two larger outdoor condensers connected to a hidden air handler in the ceiling void, distributing cooled air through ductwork and grilles to multiple rooms.

• Split units: each room is its own zone, controlled independently
• Ducted central: one air handler often serves a whole floor or wing, usually zoned in groups

Humidity and Air Quality

Samui's humidity rarely drops below 70% even in the dry months. Both systems dehumidify as they cool, but ducted systems typically move a larger, steadier volume of air and can integrate a dedicated dehumidification coil or fresh-air intake more easily. This matters in villas with high ceilings, open-plan living areas, or rooms full of soft furnishings and artwork that suffer in damp air.

Split units cool the room they're in well, but a large open living/dining/kitchen space often needs two or three split units working together to avoid hot pockets, which is where ducted systems start to look more efficient.

Cost: Upfront vs Long Term

• Upfront: ducted systems cost more to install because of the ductwork, air handler housing, and ceiling work — often significantly more than an equivalent number of split units, especially in a renovation where ceilings must be opened up.
• Running cost: a well-designed ducted system with zoning can be efficient, but a failing zone damper or leaky duct joint wastes cooling into a ceiling void you never see, which quietly raises the electricity bill for months before anyone notices.
• Repairs: split units are simple to diagnose and swap — if one indoor unit fails, the rest of the villa is unaffected. A ducted system fault can be harder to isolate and may require opening ceiling panels to inspect ductwork, which costs more in labor.

Maintenance Reality on Samui

Salt air and dust get pulled into both systems, but the maintenance routine differs:

• Split units: each indoor unit needs its own filter clean and coil wash on a normal schedule
• Ducted systems: the central air handler's coil and filter need cleaning, plus ducting should be inspected periodically for mold growth inside the runs, which is harder to spot since it's hidden above the ceiling

A villa that sits empty for weeks during the low season is a particular risk for ducted systems — stagnant, humid air sitting in long duct runs is a good place for mold to start before anyone smells it.

Which One Actually Makes Sense

• Choose split units if you want simple, room-by-room control, lower upfront cost, easier troubleshooting, and you're not doing major ceiling construction anyway.
• Choose ducted central if you have large open-plan spaces, want a cleaner look with no visible indoor units, and you're already opening up ceilings during a build or full renovation.

Many villas on Samui end up with a hybrid: ducted zones for the main living areas, split units for bedrooms so each guest controls their own room independently. This is often the most practical compromise for rental villas where flexibility matters more than aesthetics.

Before You Decide

Get the system sized properly for the room volumes and ceiling height, not just square meters — an undersized ducted system in a high-ceiling Samui living room will run constantly and still struggle with humidity.
