Aircon Cleaning Between Guests: A Turnover Checklist for Koh Samui Airbnb Hosts

Guests on Koh Samui judge a rental within the first five minutes of walking in, and a musty bedroom or a wheezing outdoor unit is one of the fastest ways to earn a bad review. Between the island's year-round humidity, salt air, and back-to-back bookings, aircon units in short-term rentals get dirtier faster than almost anywhere else. A short routine between every guest, plus a deeper service on a schedule, keeps units clean and keeps reviews clean too.
Why Turnover Cleaning Matters Here
A unit in a villa used daily by a family collects dust slowly. A unit in a rental that turns over every three to seven days is switched on and off constantly, often left running on full blast with the door open while guests move luggage in, and rarely gets a break to fully dry out. Combined with Samui's humidity, that means:
- Mold and mildew smell can build up inside a closed room in under a week
- Filters trap sunscreen residue, sand, and hair faster in beach rentals
- Guests run units harder and longer than an owner living there would
None of this needs a full service call every time, but it does need a quick check.
The 15-Minute Between-Guest Checklist
Before the next guest arrives, walk into each room and do this:
- Pull out the filter, rinse under a tap, shake dry, and reinsert (skip if it was cleaned less than a week ago)
- Run the unit on cool for 15 minutes with the door and windows closed to clear stale air
- Check the indoor unit for a musty smell when it first kicks on — that means moisture is sitting somewhere it shouldn't
- Look at the wall below the indoor unit for drip marks or a damp patch, a sign the drain line needs attention
- Wipe the front panel and remote with a damp cloth — guests notice grime on both
- Confirm the remote batteries have charge and the unit responds within a few seconds
This routine fits into a normal turnover clean and catches most problems before a guest ever notices them.
Deeper Cleaning: How Often
The 15-minute check is not a substitute for real maintenance. For a rental in regular use, plan on:
- A proper filter and coil wipe-down every 1-2 months
- A full chemical wash of the indoor coil every 3-4 months, sooner for units near the beach or in units that run constantly
- A check of the drain line and condensate pump (if fitted) at the same interval, since clogged drains are the top cause of ceiling stains and water damage complaints from guests
Owners managing several units across different buildings often find it easier to put all of them on the same rolling schedule rather than tracking each one separately.
Smell Control Without Chemical Sprays
A guest who walks into a room and smells air freshener over mildew will still complain, just with different wording. Real odor control means:
- Never turning a unit off completely for a multi-day gap between guests if the room stays closed and humid — leave it on a mild dry or eco setting instead
- Airing the room out for 20-30 minutes on cleaning day, air conditioner off, doors and windows open
- Checking the drain pan is not sitting with old water in it, which is a common hidden odor source in cassette and older split units
If a musty smell comes back within a day or two of cleaning, it's coming from inside the unit, not the room, and wiping surfaces won't fix it.
Signs You Need a Technician, Not a Wipe-Down
Some issues on the checklist point past what a cleaning team can fix. Call for a proper inspection if you notice:
- Water dripping or pooling despite a clear drain line and clean filter
- A smell that returns quickly after every service
- Weak airflow even right after a filter clean
- Ice forming on the indoor coil or pipes
- Any unusual noise on startup
Same-day visits are common on the island, so a fast fix between check-outs is usually possible without losing a booking. We don't offer a warranty on repairs, but we're upfront about what's actually wrong before any work starts, and payment is simple — cash, Thai QR/PromptPay, or crypto.
